10 Questions to Ask Before You Make an Offer

You’ve found the one — or at least, you think you have.

Before the excitement takes over, slow down and ask the questions that separate a good decision from a great one.

Here are ten questions worth asking before you make it official.


 

1. Why is the home being sold?

Motivation matters... and sometimes there is insight to be had. Often, we won't know the true answer to this, and the Seller is not obligated to disclose, but sometimes we might get a little bit of detail. It can reveal timelines, flexibility, and negotiation potential.

2. How long has it been on the market?

A newer listing can sometimes need a fast decision; an older one might invite a conversation. Sometimes, what appears to be a "New Listing" is actually the home you have been eyeing for months with a new price and a new cover photo, as a "fresh new listing" — be sure to check with your Real Estate Agent what the TRUE days on market are, and the listing history, if they haven't already shared this with you.

3. What’s included in the sale?

Confirm appliances, fixtures, and extras in writing — surprises at possession aren’t fun. Do not assume anything at all. If there is something specific you want included, now is the time to be sure your Real Estate Agent knows this, and that you do not sign a contract that does not have this information included. 

4. Has the home had any major repairs or upgrades?

Were there any updates? Were any of the updates or repairs done with permits, or without permits when one was needed? Warranties? Ask for receipts and permits. Transparency today avoids headaches tomorrow.

5. Are there any known issues?

From drainage to electrical, it’s better to know now. This is where a Property Disclosure Statement comes in, if one is available. Your inspector will help to inspect thoroughly, to give you the peace of mind you should be looking for.

6. How old are the roof and major systems?

Furnaces, hot water tanks, and roofs all have lifespans. Knowing the age helps plan future costs... and even higher insurance premiums!

When it comes to purchasing in a Strata, make sure these things are being accounted for in the Depretiation Report and will not have future levies. 

7. What’s the neighbourhood really like?

Visit at different times of day. Noise, traffic, and sunlight can all change the vibe. Did you drive by during your work commute time? What about in the evening? On a weekend?

8. Are there any upcoming assessments or fees (mostly for strata properties)?

Be sure to thoroughly read all meeting minutes, depreciation reports, budgets, and current financials; financial stability (or lackthereof) could be a massive deal breaker if you do not have funds stored away for any potential upcoming levies or fees.

9. How competitive is the market right now?

This is where your Realtor will guide the way — from strategy to negotiations — sometimes speed matters; sometimes patience wins. 

10. What would make you feel certain this is “the one”?

Because at the end of the day, logic meets instinct. When it feels right, it usually is.
